Linda and John from Joel Terrace in Mount Lawley were referred to Ryan Cole with the view to renovating - as their tired 1980’s classic was in urgent need of a makeover.
After many meetings and briefs to establish exactly what our clients were after; and what their budget would allow, work commenced on site.
Although the footprint of the home didn’t change, no rooms remained untouched. Some internal walls were out of alignment; the external decking had to be brought up to code as it was over-spanned and non-compliant; and the existing stairs were non-compliant and therefore hazardous. We swung into action combining major structural works as well many cosmetic changes.
The kitchen, laundry, bathroom and ensuite were completely gutted and replaced, and the kitchen was re-designed to capitalise on the sweeping views of the Swan River.
Sliding doors and some windows were replaced and the old staircase and external deck was demolished and rebuilt, as were some of the internal walls.
The home was re-painted throughout, including the soaring raw pine ceilings to the living/dining room – which our clients wished to retain. The ceiling was painted white and took 8 coats of paint to get it perfect!
This Hampton’s classic is not only testament to Ryan’s attention to detail and the quality of his trades; it is a showpiece due in no small way to our clients’ tasteful decorating and furnishing ideas.
